What is Sealcoating?
Sealcoating is essentially the application of a liquified sealant to asphalt pavement that provides a coating layer that protects, preserves and produces curb appeal to your property.
A regularly scheduled sealcoating program will more than double the life of the asphalt, saving you significant dollars down the line. Instead of having to pay thousands of dollars for new pavement, it is more cost effective to spend only pennies on the dollar per square foot to maintain. Our process begins with prepping the surface by:
Trimming the necessary edges of the lawn to give clear detail of the sealcoat
Hard brushing the entire surface to uplift any hardened dirt
Power blowing the entire surface to remove all dirt and debris for a clean prepped surface for sealcoat
Why does Sealcoating asphalt matter?
The sun, moisture, temperature, and wear and tear from traffic all deteriorate an asphalt surface, practically from its installation.
UV rays from the sun oxidize the asphalt, drying it out and making it brittle rather than flexible.
Rain erodes asphalt surfaces, causing it to become rough and pebbly.
Moisture expands in freezing temperatures, prying asphalt apart.
Oil, gasoline, salt and other chemicals damage asphalt's composition, weakening it.
A layer of sealer applied at the right time is the first step to preventing the elements from gaining a foothold and inflicting costly damage to blacktop. Even the color of a new coat of sealer works to protect the asphalt, as the black of the sealer absorbs more heat and speeds up the melting of ice and snow so they can do less damage.

Asphalt cracks wider than 1/2" require a tougher and longer-lasting product, such as hot pour rubberized crack fill.
This parking lot and driveway repair product come in large cubes that are melted in a crack filling machine. Once the entire block is melted, it is applied using a melter-applicator crack fill machine.
Pothole Repair
Potholes are formed by three elements: surface cracks, water and traffic. Small surface cracks form and expand over time with the action of traffic. Water then seeps through the surface of the cracked pavement, causing further deterioration – in cold climates, this can be exacerbated by freeze-thaw action. Line Striping
Well marked parking lot lines on your pavement allows drivers to know how to move efficiently in the parking lot.
Clearly showing traffic direction helps prevent accidents. Areas marked where parking is not authorized, and which spots are designated for the handicapped help your customers navigate comfortably and safely around your property. Line striping should be done every 2 -3 years.
